Greenville
City Schools Construction Projects Move Forward
Both
of the upcoming construction projects continue to progress for
Greenville Schools. A variety of district committees have worked hand
in hand with Garmann Miller Architects and Engineers through the
design process to develop plans for renovating at the high school
facility and a new building for the K-8 students. The new and updated
facilities will enhance the total educational delivery process with
Twenty First Century learning opportunities and improved building
safety and environmental conditions.
The
construction document phase for the Greenville High School addition
and renovation project has completed. Work scope for the project
includes an addition onto the kitchen and cafeteria, including
replacement of existing kitchen equipment. Also scheduled as part of
the project is replacement of the galvanized domestic water piping,
replacement of the existing heating system, upgrades to the
electrical service, lighting and technology updates in classrooms,
exterior window replacement, roof replacement, and some interior
updates including door replacement, painting, flooring and
miscellaneous cabinetry. The project will feature a rework of the
main office area to provide a secure entrance to the building.
Bids
for work will be solicited during April. The project will be bid as a
single prime contract with work scheduled to start the summer of 2014
and be completed by the start of the 2015-16 school year. Work will
be phased to allow for continuous occupancy of the school building by
the Greenville City School District.
The
future K-8 building, a co-funded classroom facilities assistance
program with the Ohio School Facilities Commission, is now in the
schematic design phase and continues to move forward. Recent activity
includes the selection of Gilbane Building Company (Columbus, OH) as
the owner's agent and Four Seasons Environmental (Cincinnati, OH) as
commissioning agent. Shook-Touchstone (Dayton-Lima, OH) has been
chosen as Construction Manager at Risk and will oversee construction
of the new facility. Garmann Miller and Associates (Minster, OH),
architect and engineer for the design of new building, anticipate
release of early site bid drawings in June 2014. Construction
documents will follow for release in January 2015. Site work is
scheduled to start the summer of 2014 and the building is targeted to
be completed for the start of the 2016-17 school year.
The
district has worked continuously with the OSFC in the selection of
their construction team. The owner's agent and commissioning agent
were both selected through an interviewing process with the OSFC from
a pre-approved list. The construction manager at risk was selected
through a request for qualification process followed by a review to
short list the firms and then an interview and rating process
completed with the OSFC for final selection. The district is pleased
with each firm on the construction team and looks forward to having
them in the community in the upcoming months.
The
owner's agent and commissioning agent are both co-fundable firms that
are figured into the overall budget of the project. The owner's agent
assists the district in facilitating project design and construction,
monitoring project cost accounting records and reviewing the
construction process. The commissioning agent oversees quality
assurance. They actually put their hands on the project systems by
reviewing design, installation and startup of systems in the new
facilities.
The
selected construction project delivery method for the new facility is
a construction manager at risk model. The selected CM at Risk firm
was Shook-Touchstone. They will now begin to work next to Garmann
Miller Architects and Engineers in schematic design to provide a
guaranteed maximum price prior to bidding. The CMR bids to prequalify
subcontractors and holds all subcontracts for construction.
Presently
at the new facility, site surveying, environmental and wetland
studies, as well as traffic studies, are taking place. Locally, Mote
and Associates are working for Garmann Miller as the Civil Engineer.
Dirt should begin to move in late summer at the new site.
Construction will continue for two years from that point. Thank you
